The Direction Of Commercial Property

Real estate property is something that is known for people to be used for business activities. Commercial properties might fall into many categories and can also be including such as industrial properties, shopping centers, farms, offices, or even vacant land. Commercial real estate however is commonly being divided into six categories which are the common among the commercial properties such as:

  1. Office Buildings – wich may includes such as single-tenant properties, small professional office buildings, downtown skyscrapers, and everything that is in between.
  2. Industrial – This category currently ranges from smaller properties, which we often called “Flex” or “R&D” properties, right to the larger office service or office warehouse properties to the very large “big box” industrial properties.
  3. Retail/Restaurant – for this categories it was defined as pad sites on highway frontages, single tenant retail buildings, small neighborhood shopping centers, larger centers with grocery store anchor tenants, “power centers” with completed large anchor stores such as Best Buy, PetSmart, OfficeMax, and so on even regional and some outlet malls.
  4. Multifamily – this category also includes apartment complexes or high-rise apartment buildings. Generally, anything that is larger than a fourplex will be considered commercial real estate.
  5. Land – includes investment properties on the undeveloped, raw, rural land in the path of future development. Or, infill land with an urban area, pad sites, and could be more.
  6. Miscellaneous – tis category might consist of any other nonresidential properties such as hotel, hospitality, medical, and self-storage developments, as well as many more.

 

The current sees there are abundance of supplies for commercial properties around the Kuala Lumpur areas and they are continue to spread to the southern part of Malaysia. But even with the abundance of supplies for retail centers and commercial properies in Kuala Lumpur yet the demands on the shopping malls are still considered as in high demands because even with many malls opened you can still witness that they are many people still filling up these malls until you start to think, that there are still demands for such malls among the people in every townships.

Although if you look at other point we find that there are oversupply for these commercial properties because they are currently everywhere. Through the fall of our currency we can see that many shops have started to close and continuously replaced by other shops. This trend shows that the over supply in commercial properties have skowly affecting the cost of living for people around the city.

For example Zeta park that is located under Setapak Sentral has shown that most of the residence are bought and leased by the foreigners including the constantly changing shops in the shopping center. There are sometimes that the occupancy is quite low at certain season. And also for Publika, where the subsale for certain season might be quite slow but luckily the demands are still there.
