The three residential towers consist a total of 2,271 units, of which 1,071 are SOHO units while the remaining 1,200 are serviced apartments. The SOHO units were completed and have already been sold out. The 3rd phase of the development, which is the MesaHill Residential Towers is currently open for sale. These serviced apartments are lavishly designed to suit and satisfy the needs of different groups of people, be it a student, a young professional or a family, there’s a layout that will be able to suit their need.
The facilities included within the MesaHill development are a BBQ area, a business center, cafeteria, clubhouse, gymnasium, Jacuzzi, jogging track, mini market, nursery, playground, salon, sauna, squash court, swimming pool, wading pool, and a tennis court. Security will always be a top priority for residents and the property is equipped with a 3-tier tight security surveillance system to keep residents safe.
Developer
The developer, Hari Lumayan Sdn. Bhd., is a subsidiary of the green Target Group, a firm that commenced operation in 2010. They have several projects all over Malaysia including Green Hill Residence in Shah Alam, 228 Smart industrial series in Semenyih, Innocity in Johor and The Colonial in Raub, Pahang. Of course, the first two phases of this development was also completed and well received by the public with the SOHO units having the launch price of RM 160,000 and being sold out quite rapidly.

Analysis
Nilai is a township around 40km to 50km south of the Kuala Lumpur city center. Its growth within the few years have been rapid as it gradually becomes an education hub with Nilai University, INTI international University, University Science Islam Malaysia, Admal Aviation College, Manipal International University, and UNIKL Malaysian Institute of Aviation College all located within Nilai. Apart from universities, there is also the Centre of Foundation Studies IIUM, Nilai International School for the younger students. The most important thing is that all the above mentioned schools and universities are within a 5km radius of the MesaHill development, meaning there is more than 20,000 people moving around within the area all year round. This translates to higher rental yield and of course strong capital value appreciation.
Other education institutes accessible are the University Kebangsaan Malaysia and Xiamen University Malaysia Campus located within a 10km radius. Further away would be the Heriot Watt University and University Malaya.
In terms of amenities and infrastructures surrounding the MesaHill development, there is a Tesco just 3km away, a Giant Hypermarket 4km away, a Mydin 6km away. Nilai Square is also only approximately 7km away. Looking further, residents of MesaHill will find it extremely easy to gain access to the North-South expressway that grants access to various cities in Malaysia. Some of the closer one includes Putrajaya and Cyberjaya, being only around a 40-minute drive away and KL around a 50-minute drive away. Furthermore, the busiest airport in Malaysia – KLIA/KLIA2, are also within close proximity and depending on the traffic condition, can be reached within 15-20 minutes.
Of course, as the development is further away from the city areas, the public transportation system isn’t as developed and will require a long time to be well developed.
All in all, the MesaHill project is definitely worth considering as it is strategically located in a developing area with room for capital appreciation, a good rental market, and most importantly, the financial threshold for entering the property market is considerably lower than in many other more developed cities.
