Current Trends – Bungalows, Condos & Terrace in KL Selangor

Here are also considered the higher end condominium market looking for own stay. The location is much closer to the city, and these condominiums tend to be more affordable due to the nature of the property. For people who want to balance between affordability and ideal location, they will tend to choose condominium.

Lastly, if we analyse the landed terrace properties, we can see the highest number of landed terrace in Klang Valley are currently located at Desa Park City, Glenmarie and Bukit Jalil. All three locations are also located at outskirt of Klang Valley, but each of these 3 has its distinct specialty. For example Desa Park City, it is famous for its well-regarded safety, and high end gated and guarded community, whilst Glenmarie is famed for its affordable pricing. Last but not least, Bukit Jalil is known for its connectivity to KL, PJ, Puchong, Shah Alam, and Klang. Bukit Jalil is just smack right in the middle of Klang Valley. The average size for these landed terraces is normally less than 3,000 sf, the average size of a landed suitable for a family use.

Conclusion

All in all, we can conclude that landed terraces or bungalows are cheaper as one move farther out of the city. This is because of the more expansive price of the land title, which cause properties within the city very expansive. This also reflects that there is not much demand of landed terrace right in the middle of KL City Center. You can also see the trend of more mixed development, smaller condominium in the prime location near KLCC, in areas such as Setapak and Bandar Sri Permaisuri. However, the property demand trend does not get too much to the outskirts of Klang Valley. This is because there is less demand if the location is too far, as people would rather rent nearer to the city, than buy their own house, but located too far from where they need to work and live.
