THE NEST – GENTING KLANG

Basic property area description, surrounding area,

Much like its name, The Nest @ Genting Klang was designed and constructed with the aim of providing residents with a ‘nest’ of their own. A blend of practicality and luxury, The Nest is lavishly designed to provide optimal space and maximal comfort.

Located within the highly populated and busy Setapak Township, The Nest has all the makings of a successful development as it strategically located in a densely populated area surrounded by amenities and infrastructure, as well as easy access to the heart of Kuala Lumpur. The conveniences afforded makes life easier and cozier for residents, much like how a nest should do.

The Nest @ Genting Klang is undoubtedly a development that was ingeniously designed with the purpose of providing residents with a delightful and enjoyable lifestyle.

Description of facilities and detailed room info etc.

The Nest is located off Jalan Genting Klang in Setapak and is scheduled to be completed in the middle of 2018. The Nest is a prime freehold development with commercial title and it is a product of Sierra Cube Sdn. Bhd. With a total of 330 units spread throughout 3 blocks of buildings (Block A 30-storey; Block B 25-storey; Block C 25-storey), the serviced residence is of moderate density. The unit size ranges from 498 sqft to 1,000 sqft, with the smallest being SOHO units that come in 3 sizes, 498 sqft, 547 sqft, and 568 sqft, each with one bathroom. The larger units are 2 bedrooms units of 660 sqft and 1000 sqft respectively, with the latter one having 2 bathrooms. Units of The Nest Phase 3 can be considered the lowest within the Setapak region, with price as low as RM 550 per sqft, and apart from that, each unit is allocated 2 car parks, a perk that is rarely seen in property development.

Being a modern high-rise development, The Nest certainly does not lose when it comes to the facilities offered. True to its name, the facilities provided will be able to cater to all age groups, from the children’s covered kiddies play station to the kids’ pool that comes with water curtains and wet apparatuses. The adults will have their hands on the pavilion with 2 BBQ pits situated just beside the floating gazebos as well as an herbs garden. There is also a multipurpose hall, meditation deck, reflexology area, aerobic room provided to encourage healthy living.

Moving up 15 floors onto the 21st floor, there is a Sky Pool as well as a Sky Garden that comes with water features right beside another BBQ pit, all these facilities provided, designed and structured for the relaxation and benefits of the residents.

Of course, the entire development is surrounded by CCTVs and 24/hour security surveillance to keep residence safe.

Analysis

The Nest can easily be accessed through the main road of Jalan Genting Klang, a road that is connected to the Middle Ring Road 2 (MRR2) and Duta-Ulu Kelang Expressway (DUKE), ensuring residents of The Nest can travel to the KL city center and Petaling Jaya with relative ease. Being located in such a well-connected area, residents can easily reach the Kuala Lumpur golden triangle in just 7km, which is about a 15-minute drive, depending on the traffic condition. During peak traffic period or if you just don’t feel like driving too far, the Wangsa Maju LRT station is only a 5-minute drive away.

Apart from traveling towards the city centers, there is also much to enjoy and experience within the area of Setapak. For instance, there is a Festival City Mall and Wangsa Walk Mall located within 2km radius of the serviced residence. When it’s time for a medical checkup or when your kids have a fever in the middle of the night, fret not as the General Hospital of KL, Tawakal Medical Center and Columbia Asia Medical Center are just right around the corner.

For parents with children, you don’t have to worry as there’s an abundant of education institution available very close to The Nest, such as SM Chong Hwa, SRJK © Chong Hwa, or even as they get older, the Tunku Abdul Rahman University College (TARUC) is only approximately 3km away. Further east but within a 10km radius, there is a Giant Hypermarket right beside the MRR2 for convenient grocery shopping.

The Nest @ Genting Klang is decently priced and will be considered affordable to many household within Malaysia, as the price starts below the price tag of RM 500,000. The most significant advantages of this particular serviced residence apartment will be the location as it is situated in the Northern area of Kuala Lumpur.

As the units in The Nest are considerably smaller when compared to other luxurious high-rise developments, the price tag becomes more affordable price and owning a smaller property equals less spending when it comes to follow-up costs and purchases. Added to that, the development has schools, malls and even hospitals within walking distance. These are all good indicators that the unit is bound to experience healthy capital appreciation a few years after launching. As such, investors and homeowners alike should seriously consider this particular development.
